Here is a nice and concise explanation regarding some of the home price data that gets thrown around these days.   I wish more articles would cite their sources and assumptions more often...

Quick plug though..   As mentioned in the article, to get accurate local data, a Realtor can pull recently sold homes in your area to determine where home prices are moving.   Cambium Realty can pull historical prices and filter out non-comparable homes.   And of course, we will be able to describe our assumptions and sources.

Here is a recent FAQ update from Connect MLS that I thought I would share with my clients.

 

For those of you that do not receive up to date listings from Connect MLS, contact me via email to get set up.   There is no obligation and I can tailor a search to meet your specific critera, such as school, square footage, Annual real estate tax $ range, etc....    Few free sites allow you such control over your search.  

 

Question: My client is telling me that when they receive emails from me with updates on their client webpage, they can only view the new properties once.  When they try to view them again, they are gone.  Why?
 
Answer:  When a client views properties on their client webpage, the system is designed to display only the latest batch of listings that were sent.  Once viewed, the system will weed out any properties that go off market or under contract.  To view these properties again, have the client use the "More Listings Filter" at the top of the page.  By the way, you can use the "client view" in connectMLS™ to view your clients' webpages as they see them, to make sure they are not horsing around with you.
